Real ranges by material, with the HVHZ code requirements that drive the price. Unit costs are the figures that matter; totals below assume a 2,500 sq ft roof — scale up or down for yours.
Every number here is settled — unit costs are the source of truth; the 2,500 sq ft totals are derived. Any older figures on the site have been superseded by this chart.
| Material / task | Unit cost | Est. total · 2,500 sq ft | Broward HVHZ requirement |
|---|---|---|---|
| Architectural shingles | $5.50 – $9.50 / sq ft | $13,750 – $23,750 | Must meet TAS-107 (110–150+ mph wind) and require 6-nail patterns per shingle. |
| Concrete / clay tile | $11.00 – $22.00 / sq ft | $27,500 – $55,000 | Requires strict structural load engineering and two-ply or peel-and-stick underlayment. |
| Metal (standing seam) | $12.50 – $25.00 / sq ft | $31,250 – $62,500 | Must have valid Miami-Dade NOA paperwork; minimum 24–26 gauge steel. |
| Permitting fees | Municipal value scale | $500 – $1,500 | Varies by city; typically 1–2% of contract value. We pull the permits. |
| Plywood decking (CDX) | $75 – $125 / sheet installed | $1,875 – $4,375 | Minimum 19/32in thickness; nailed 6in on-center at panel edges. Assumes 25–35 sheets. |
| Uplift / pull testing | $350 – $850 per inspection | $350 – $850 | TAS-105 fastener withdrawal or TAS-106 tile mechanical pull test. |
Why this isn't a quote: final cost depends on roof size, pitch, layers to tear off, decking condition, permit jurisdiction and final scope. Decking replacement and uplift testing are code-driven and can only be confirmed once the old roof is off — which is why we tell you up front which line items can move. You get a firm written number after a free inspection.

Free inspection and written estimate →Two roofs of the same material can price differently by 30–50%. Here's why.
Total square footage is the biggest driver. Cut-up roofs with multiple valleys, dormers, hips and skylights need more flashings and cutting labor than a simple gable of the same area.
Anything above 6:12 pitch is walked-only work and carries a higher labor rate. Very steep pitches (10:12+) may require additional safety staging.
Removing one layer of shingles vs. two layers vs. tile vs. tile-over-shingle changes the disposal weight and dumpster count. Florida code caps roofs at two layers.
How much CDX plywood decking has to be replaced can only be confirmed once the old roof is off. On older Broward homes it’s typical to replace 5–15 sheets.
Permit fees, engineering review requirements and inspection cadence vary by city across Broward (Pembroke Pines, Fort Lauderdale, Hollywood, Miramar, etc.).
Within each category there are tiers. Standard architectural shingles vs. impact-rated designer shingles. Concrete tile vs. clay barrel. Aluminum vs. G90 galvalume metal.
For a 2,500 sq ft roof in Broward County (2026), architectural shingles typically run $13,750–$23,750 installed, concrete or clay tile $27,500–$55,000, and standing-seam metal $31,250–$62,500. Add roughly $500–$1,500 for permits and $1,875–$4,375 if plywood decking needs replacing. Final cost depends on roof size, pitch, layers to tear off, decking condition and jurisdiction — you get a firm written number after a free inspection.
Broward is inside the High-Velocity Hurricane Zone (HVHZ). Every roofing assembly installed here must meet stricter code — TAS-107 wind testing on shingles (110–150+ mph), Miami-Dade Notice of Acceptance (NOA) on metal panels, two-ply or peel-and-stick underlayment under tile, 6-nail patterns, TAS-105 or TAS-106 uplift testing. The materials and labor to meet those specs cost more than in non-HVHZ counties.
Standing-seam metal typically offers the longest service life (35–50+ years) but has the highest upfront cost. Concrete and clay tile also last 40+ years when installed with the correct underlayment. Architectural shingles are the most affordable to install and generally last 20–30 years in South Florida sun.
For a re-roof, a proper quote includes tear-off of the existing roofing layers, disposal, decking inspection, new underlayment, new roofing material, all fasteners, all flashings, permit pull and municipal inspections. What can change once the old roof is off: how much plywood decking needs replacing (line item above), and whether uplift testing is required by the AHJ.
No. Any contractor giving you a firm price without walking the roof and checking the decking is guessing. We do a free inspection first, then send a written estimate with the scope, materials, exclusions and price broken out. That's the number we stand behind.
Safetech offers in-house financing and outside lender partners with a soft credit check that does not affect your credit score. Ask about monthly payment options during the free inspection.
Most residential roof replacements in Broward take one to three days on site, depending on roof size, roofing material, tear-off scope, decking condition, weather and inspection schedule.
Yes. Reroofs, roof repairs and window or door replacement typically require municipal permits across Broward jurisdictions. Safetech pulls the required permits, coordinates the inspections and delivers the closeout documentation.
We walk the roof, check the decking, and send you a firm written number with scope, materials and exclusions broken out. That's the price we stand behind.
