Property types we work with

Four common HOA / condo situations

Single-family HOA communities

Community-wide re-roofs following a colour and material specification set by the ARC. We help prepare the ARC submittal.

Townhouse blocks

Multi-unit blocks with shared roofing planes. Coordinated staging and phased tear-off to keep the site orderly.

Low-rise condos

Two- and three-storey condo buildings with flat, low-slope or tile systems. Resident-notice flyers and unit-by-unit access coordination.

Mid-rise associations

Larger condo associations with dedicated maintenance staff. Formal contracts, scheduled inspections and multi-building phasing.

What a board or management company gets from us

A documented process that makes the board’s job easier — not another vendor who needs chasing.

Written proposal

On letterhead, line-item scope, product data sheets, NOA numbers, timeline and pricing basis. Suitable for the board packet.

Insurance & licensing pack

Florida CGC #1537934 and CCC #1336954, plus a COI naming the association and management company as additional insureds.

Reference list

Comparable HOA or condo projects with a contact name at the property manager or board.

ARC submittal help

Product spec sheets and colour boards prepared for the Architectural Review Committee — whatever your CC&Rs require.

Resident-notice materials

Printable flyers and door hangers with the schedule, the crew’s working hours and a point of contact.

Certificate at closeout

Permit records, final inspection sign-off, warranty document addressed to the association, and a project file for the manager.

HOA & condo roofing questions

Frequently asked

Do you work with HOA boards and management companies?

Yes. Most of the roofs we replace in Pembroke Pines, Miramar and Coral Springs sit inside HOA communities or condo associations. We prepare the RFP-ready proposal, submit product data to the ARC, and coordinate schedule, staging and resident notice with the property manager.

Can you provide a formal proposal for our board packet?

Yes. Written proposal on letterhead, scope with line-item pricing, materials data sheets, product approval numbers (Miami-Dade NOA or Florida Product Approval), certificate of insurance, and reference list from comparable HOA or condo jobs. We match the format your management company uses.

How do you handle resident notice and access?

Coordinated with the property manager and, where useful, delivered as a printable flyer for door hangers. We commit to specific staging areas, work hours (usually 8am–5pm in HOA communities), and a schedule for each building or block.

Do you install the same materials for HOA jobs as for single-family?

Same manufacturers, same products, same code compliance. Tile, shingle and modified-bitumen systems from GAF, Owens Corning, CertainTeed, Eagle, Crown, Polyglass and the other manufacturers on our brand list. Every product carries current Miami-Dade NOA or Florida Product Approval.

What warranty applies to an HOA re-roof?

10-year workmanship warranty from Safetech, plus the manufacturer's limited lifetime material warranty where offered, plus an independent $250,000 Contractor Directorii guarantee on every project. All in writing before work begins, addressed to the association or ownership entity.

Do you carry insurance appropriate for multifamily work?

Yes — general liability and workers' compensation coverage sized for multifamily projects. Certificate of insurance provided directly to your management company with the property manager and association listed as additional insureds where required.

Board or manager? Let’s talk.

We’ll walk the property, prepare a formal proposal, and send the documentation your board packet needs.
