When to schedule

Five good reasons to have your roof looked at

Before hurricane season

Late spring pre-storm inspection. Any weak flashings or lifted tiles are found before wind and rain does the finding.

After a storm

Post-event inspection with photo documentation. Whether or not you file a claim, you have a record of the condition.

Before buying / selling

Independent condition report you can show a buyer or use in negotiation. Faster than waiting on a general home inspector to find what they can see from the ground.

For an insurance claim

Documented findings and a written estimate to support a claim or appeal.

Aging roof (10+ years)

Preventive check-in every couple of years. Small items handled cheap; the expensive items get a runway.

Interior water stains

Ceiling stains, damp attic decking or musty smells traced back to the actual rooftop entry point — not just patched where they show.

What the inspection covers

Every area of the roof is examined and documented. The written report follows the same checklist every time.

Roof-system identification

Existing assembly, material, approximate age and any layered roofing.

Membrane / surface condition

Cracks, blisters, splits, granule loss, tile cracking, seam separation.

Flashings & penetrations

Wall flashings, curbs, chimneys, skylights, pipe boots, pitch pans.

Drainage

Slope, drains, scuppers, gutters, valleys, ponding water areas.

Fasteners & attachment

Tile fastening, ridge caps, edge metal, wind uplift concerns.

Storm & wind damage

Missing pieces, cracked units, lifted materials, debris impact.

Signs of trapped moisture

Interior stains, decking discoloration, spongy areas.

Overall condition rating

Straightforward rating with a repair-vs-replacement recommendation.

What you get afterward: a written report with photos and a clear recommendation you can share with anyone.

Inspection questions

Frequently asked

Is the roof inspection really free?

Yes. Every Safetech inspection is complimentary and no obligation. We walk the roof (or fly a drone if the pitch or safety requires it), photograph what we find, and send you a written report with clear repair-or-replace recommendations.

When should I have my roof inspected?

The strong reasons to schedule: before hurricane season, after any major storm or wind event, before buying or selling a home, when you file or plan to file an insurance claim, if you see interior stains, and every couple of years just for peace of mind if the roof is over 10 years old.

What does the inspection cover?

Existing roof-system identification, membrane and surface condition, flashing and perimeter details, roof penetrations and curbs, drainage, ponding water, signs of leaks or trapped moisture, storm and wind damage, potential failure points, and an overall roof condition rating.

Do you use a drone?

Yes, when the roof pitch, height or safety conditions call for it. Drones give us clear high-resolution photography of areas that a physical walk can miss — and let us document a roof without walking on tile that shouldn't be walked on.

Do I get a written report?

Yes. Every inspection produces a written report with photos of each area of concern, findings by roof section and clear recommendations. You keep the report to share with your insurer, a property manager, or a home buyer.

Do you inspect for insurance claims?

Yes. We document the roof condition with photographs and provide a written report and estimate you can submit with your claim or use to support an appeal. We are not public adjusters — we don't negotiate the claim itself or advise on policy — but a documented independent estimate is often exactly what's needed.

How long does an inspection take?

Most residential inspections take 30–60 minutes on site. The written report typically follows within 24–48 hours depending on how much documentation the roof requires.

Free inspection. Written report. Zero pressure.

Book a time that works. We'll come out, document the roof, and send you the report. That's the whole thing.
