Drone survey where conditions allow, so you see your own roof before anyone quotes on it — and have a dated record for a claim.
Roughly $800–$1,400 per window, or $10,000–$25,000 whole home. PGT, CGI, Tecnoglass, EAS, CWS, ECO and EMC.
The first is age. Fort Lauderdale has everything from post-war homes near downtown to 1980s and 90s planned communities further west — and many of those roofs are now on their first or second replacement. Older decking, and the places where additions were tied in, are where we find most of the problems, so we inspect those first.
The second is water. Fort Lauderdale is threaded with canals and sits on the Intracoastal and the ocean, and salt air works on fasteners, flashing and metal edge trim faster than it does inland. Material and fastener choices matter more here. We also pull the City of Fort Lauderdale permit and handle the inspections, which in Broward's High Velocity Hurricane Zone have to be right the first time.
Shingles to TAS-107 (110–150+ mph) with six-nail patterns · tile needs structural load engineering and two-ply or peel-and-stick underlayment · metal needs a valid Miami-Dade NOA and 24-to-26 gauge · decking min 19/32in at 6in on-center · testing per TAS-105 or TAS-106.
Broward municipal permit fees run on a value scale, roughly 1–2% of the contract — about $500–$1,500 on a typical re-roof. It's a line in your written estimate before you sign.

Concrete barrel and S-tile is the look across much of Fort Lauderdale's planned communities — single-story homes with attached garages, often under an HOA that sets the tile profile and colour. Re-roofing them well means getting the underlayment, the wall flashings and the approval right.
The most common re-roof here. Tile needs structural load engineering and two-ply or peel-and-stick underlayment under Broward code.
Hip and ridge lines are set and pointed on site. Where the garage roof meets the main wall, the wall flashing is the waterproofing — the tile only sheds water to it.
Shade and leaf litter hold moisture on tile and in valleys. We clear and inspect valleys and gutters as part of every inspection.
Clubhouses, cabanas and cupolas are roofed to the same HVHZ standard as the homes. We work with associations on common-area roofs too.
Code sets the underlayment, decking and attachment. Profile and colour are yours to choose — within your HOA’s approved range, which we confirm and submit for you.
Real ranges by material, with the code requirements that drive the price. Totals assume a 2,500 sq ft roof — larger roofs, steeper pitches and complex rooflines cost more.
Why this isn't a quote: final cost depends on roof size, pitch, layers to be torn off, decking condition, permit jurisdiction and final scope. Decking replacement and uplift testing are code-driven and can only be confirmed once the old roof is off. We give you a firm written number after a free inspection — and we tell you up front which line items could move.

Re-roofing in South Florida isn't just about protecting your home — it's about doing it the right way. Permits, inspections and HOA approvals are often required so your roof replacement meets local codes and community standards.
Exact requirements depend on the City of Fort Lauderdale building department and on your HOA's own rules. We confirm both for your address before work starts.
Most re-roof projects require a building permit from your local municipality. We handle the permit application and make sure your project meets the current Florida Building Code.
Inspections verify your roof meets safety and wind-load standards. We schedule and coordinate every required inspection.
Many communities require HOA approval for a roof replacement. We prepare the documentation, including tile or shingle colour and profile, to support your approval.
We manage the paperwork, submissions and follow-ups, so you can focus on your home and family.

✆ (954) 665-3231Yes. We pull the municipal roofing permit and handle the inspections that go with it. Permit fees in Broward County are calculated on a municipal value scale, roughly 1–2% of the contract value, which works out around $500–$1,500 on a typical residential re-roof. That figure is itemised in your written estimate rather than added later.
Yes. Many Fort Lauderdale communities have an HOA or condo association, and they often approve specific tile profiles and colours. Where there is an association, we prepare the architectural review submittal including the colour and profile selection. Homes in a designated historic district may also need City review before work starts; we check that before we quote.
On a 2,500 sq ft roof: architectural shingle runs $5.50–$9.50 per sq ft, or about $13,750–$23,750. Concrete and clay tile runs $10.00–$22.00 per sq ft, or about $25,000–$55,000. Standing seam metal runs $12.50–$25.00 per sq ft, or about $31,250–$62,500. Permitting adds roughly $500–$1,500, plywood decking $75–$125 per sheet installed, and uplift or pull testing $350–$850 per inspection.

It depends on what the underlayment and decking look like, which we can only confirm once the roof is opened up. If the roof has years left we will tell you a repair is the right answer. Repairs carry a 1-year workmanship warranty covering the specific area repaired; full replacements carry 10 years.
Fort Lauderdale is in Broward County's High Velocity Hurricane Zone. Shingles must meet TAS-107 for 110–150+ mph wind and go down with six-nail patterns. Tile needs structural load engineering plus two-ply or peel-and-stick underlayment. Metal needs a valid Miami-Dade NOA and 24-to-26 gauge metal. Decking must be a minimum 19/32in, nailed 6in on-center at panel edges. Testing is per TAS-105 for fastener withdrawal or TAS-106 for tile pull.
We inspect your roof, document the condition with photographs, and give you a written report and estimate you can submit to your insurer. We are licensed roofing contractors, not public adjusters, so we do not negotiate your claim or advise on your policy.
