Miramar Roofing Guide for Homeowners

Undertaking a roofing project in Miramar requires attention to detail, as the city mandates strict adherence to the Florida Building Code to protect homes against extreme weather.

Permit Requirements You Must Know

The City of Miramar's Building Division has specific documentation requirements that must be met before work can begin:

1

Mandatory Affidavits

An Affidavit of Awareness of Homeowner's Association is a mandatory document that must be completed even if your property is not located in a Community HOA. A Construction Debris Removal Affidavit is also required by city ordinance.

2

Notice of Commencement

Per Florida Statutes, a Recorded Notice of Commencement is required when construction or renovation values exceed $5,000.

3

Product Approvals

A set of the Product Approval or Notice of Acceptance for the entire roof system — underlayment, shingles, tiles, or metal panels — must be submitted.

The Risks of Unpermitted Work

It is highly recommended to hire a qualified, licensed roofing contractor for roof work. If roofing work is performed without first obtaining a permit, the building owner will be responsible for paying a fine. Unpermitted work can also block insurance claims and complicate future home sales.

At Safetech Roofing & Windows, we pull all necessary permits and schedule the required city inspections so you can rest easy knowing your Miramar home is protected legally and structurally.
