Permit Requirements You Must Know
The City of Miramar's Building Division has specific documentation requirements that must be met before work can begin:
Mandatory Affidavits
An Affidavit of Awareness of Homeowner's Association is a mandatory document that must be completed even if your property is not located in a Community HOA. A Construction Debris Removal Affidavit is also required by city ordinance.
Notice of Commencement
Per Florida Statutes, a Recorded Notice of Commencement is required when construction or renovation values exceed $5,000.
Product Approvals
A set of the Product Approval or Notice of Acceptance for the entire roof system — underlayment, shingles, tiles, or metal panels — must be submitted.
The Risks of Unpermitted Work
It is highly recommended to hire a qualified, licensed roofing contractor for roof work. If roofing work is performed without first obtaining a permit, the building owner will be responsible for paying a fine. Unpermitted work can also block insurance claims and complicate future home sales.
